Job Summary: The Regional Property Manager is responsible for managing the physical, operational, and financial performance of a portfolio of properties. This role involves creating and executing property management strategies that enhance each asset to its highest and best use. Key responsibilities include building and leading property management teams, fostering customer and client relations, acting as a fiduciary, and maintaining compliance with all relevant regulations and standards to drive success.

Essential Functions:

  1. Demonstrates Company Core Values.
  2. Oversees the daily operations of all properties in assigned portfolio. Ensures the individual assets meet established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
  3. Prepares and manages annual operating budgets for each property, and closely monitors revenue and expenses to ensure financial targets are met or exceeded.
  4. Leads, trains, and manages on-site property managers and staff to achieve operational excellence and remain compliant with company policies and procedures and all applicable regulations and standards.
  5. Develops and implements comprehensive marketing, leasing, reputation, and resident retention programs for each property to minimize turnover and maximize rental income.
  6. Ensures the rent collection and delinquency procedures are administered correctly; attend court hearings and consult with legal as applicable
  7. Conducts regular property inspections to ensure properties meet health and safety regulations, identify and mitigate potential risks, and maintain high standards of property upkeep and curb appeal.
  8. Oversees maintenance and risk management programs to ensure properties are well maintained, in compliance with all relevant codes, laws, and regulations.
  9. Promotes compliance with all local, state, and federal regulations, including HUD, Fair Housing, EEOC, PHA’s, LIHTC, EPA, and OSHA.
  10. Fosters positive resident and employee relationships; address concerns promptly and professionally.
  11. Liaison with external parties such as contractors, local government officials, and community leaders.
  12. Prepares detailed reports on property performance, market trends, and other analytics for senior management and owners.
  13. Provides on-site coverage as needed.
  14. Audits and distributes communication and legal notices for properties.
  15. Reasonable and reliable attendance and timeliness when reporting to work and completing work.
  16. Interacts well with others.
  17. Other duties as assigned.

Education/Experience/Qualifications:

  • Bachelor's degree in Real Estate, Business Administration, or related field preferred.
  • Minimum of 5 years of experience in property management, with at least 3 years in a leadership or management role overseeing multiple properties.
  • Industry certifications preferred: CPM, CAPS, CAM
  • Real Estate license required in specific markets, otherwise preferred.

Required Skills / Abilities:

  • Strong understanding of real estate industry trends, market dynamics, and property management best practices.
  • Excellent leadership, communication and interpersonal skills, with the ability to build and motivate high-performing teams.
  • Proficiency in financial analysis, budgeting, and property performance metrics.
  • Knowledge of property management software systems and technology solutions.
  • Proficiency with Microsoft Office – Outlook, Excel, Word, and PowerPoint.
  • Ability to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.

Special / Physical Requirements:

  • Requires the ability to withstand physical activity and navigate the property to include; walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility and standing for extended periods of time.
  • Maintaining a valid driver's license and reliable transportation for travel between properties.
  • Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.).
