REGIONAL PROPERTY MANAGER

The Regional Manager in Charleston manages a portfolio of properties they direct with Property Managers and team members. 5/6 properties are located in Charleston.


The Regional Manager will also be responsible for evaluating staffing needs, hiring, and terminating staff, and ensuring the properties are performing up to company standards (including apartment turns, routine maintenance, leasing, occupancy, etc.). In addition, the Regional Manager will take a lead role in the development of budgets and ensuring properties achieve operational performance objectives.

The Regional Manager will be the point of contact for any resident or property related issues that cannot be resolved by the reporting Property Manager.

REQUIREMENTS

  • Experience with multi-family conventional properties
  • Minimum 750-unit oversight in a previous regional manager role
  • Ability to lead by example.
  • Ability to train and motivate existing leasing staff to uphold highest standards of customer service
  • Self-starter and self-motivated with little supervision
  • Team player able to work well with others
  • Strong customer service skills and managing resident relationships in an extremely professional and courteous manner.
  • Excellent written and oral and communications skills.
  • Multi-tasking and management of multiple complex projects concurrently.
  • Familiarity with all aspects of Property Manager duties.
  • Must be able to work in a fast-paced environment.
  • Must be able to meet assigned deadlines.

RESPONSIBILITES

  • Oversees the appropriate and adequate staffing at each property. Work closely with Talent Acquisitions to fill any open positions. Supervises the selection, development, and management of teams daily.
  • Provide weekly updates including vacancy, budget variances, staffing needs, upcoming inspections and any other topics involving property specific issues.
  • Develop annual operating budgets for each property focusing on NOI, asset protection, property enhancement and resident satisfaction.
  • Ensure Property Managers are utilizing all property management software systems in an efficient and thorough manner (i.e., RealPage, LRO, J. Turner, etc.).
  • Routine site visits to ensure the appearance and physical aspects of the properties meet the Company’s established standards. The Regional Manager will tour the property with the Property Manager and Maintenance Supervisor no less than once per quarter to include walking a percentage of apartments as well as all vacant units and common areas including breezeways. Regional Manager will review maintenance issues as well as capital needs and review the previous quarter’s budget with the Property Manager.
  • Provide recommendations regarding training for on-site staff as applicable outside the normal training that a regional can provide.
  • Manage all calls from Property Managers or staff regarding after-hours emergencies, maintenance calls, and resident complaints or concerns.
  • Assure that all properties are managed within appropriate federal, state, and local laws and regulations.
  • Provide Senior Vice President within 24 hours any incidents that happen on property
  • Work with on-site staff to develop and implement preventative maintenance plans at each property. Property Manager will be responsible for ensuring plan is executed.
  • Handle any resident issues, complaints or situations that may be required.
  • Ultimately responsible for risk management, safety standards, and employee and resident liability. Must determine implement, and follow up on corrective action plans for deficiencies found at properties
  • Work with Regional/Senior Vice-President to develop a capital needs plan for each property and ensure that approved work is completed as budgeted.
  • Complete various human resource, financial, administrative, and other reports and analysis or duties as assigned or necessary.

ADMINISTRATIVE

  • Negotiate with vendors and outside contractors for costs for products and services.
  • Negotiate settlement with residents as appropriate.
  • Prepare monthly, quarterly, and annual reports as required.
  • Review and approve expenses/invoices for properties.

MAINTENANCE

  • Evaluate the overall condition of the property and develop plans for repairs, upgrades, and improvements.
  • Assure that all safety precautions are followed to minimize risk to the staff and residents. cooperate in all aspects of the company's safety and health program.

SECONDARY FUNCTIONS

  • Continue to hone skills in real estate, human resources, business management, training, and communications through formal classroom study and on the job training.
  • Provide general assistance to property teams during emergencies as appropriate.
  • All other tasks and duties as assigned.

EDUCATION AND EXPERIENCE

  • Bachelor’s degree from an accredited college or university; CAPS (Certified Portfolio Supervisor) or CPM (Certified Property Manager) designation preferred.
  • 5+ years of property management with experience in a regional role
  • Minimum oversight of 1,500 units with conventional properties

Base pay plus potential quarterly bonus, auto allowance
